In real estate, the spring is often seen as the ideal time to buy or sell a house. The term β€œSpring Buyer’s Season” exists for a reason, as renters and those looking to move on from their current home thaw out from the winter and hit the market ready to buy.

According to Bank of America’s annual Home Buyer Insights Report, 41% of renters surveyed agree that spring is the best time to buy a home. The surprising result, however, is that when ranking the seasons, winter comes in second at 24%.

In many areas of the country, the spring and summer are the most competitive seasons for buyers. Families with children often want to move over the summer to make sure that their kids are ready for school in the fall. This often leads those families who haven’t found homes to buy to push pause on their search in the fall and winter months.

This creates a great environment for buyers to find a home with less competition. According to moving.com, scheduling a move during the winter months also comes with the best price.

β€œIf you define β€˜best’ by cost then, generally speaking, you are more likely to save on a move during the late September to April window. Demand for movers usually slows down during this time frame and rates are low.”

There are also many benefits to listing your house for sale during the winter months as well!

As we recently mentioned, buyers who are out in the winter are serious about wanting to find a home, and there is traditionally less competition on the market which gives you greater exposure to those buyers.

Every homeowner wants to make sure that they maximize their financial reward when selling their home, but how do you guarantee that you receive the maximum value for your house?

Here are two ways to ensure that you get the highest price possible.

 

1. Price it a Little Low

This may seem counterintuitive, but let’s take a look at this concept for a moment. Many homeowners think that pricing their homes a little OVER market value will leave themΒ with room for negotiation when, in actuality, it just dramatically lessens the demand for their housesΒ (see chart – Impact of Price on Visibility).

Instead of the seller trying to β€˜win’ the negotiation with one buyer, they should price their house so that demand for the home is maximized. By doing so, theΒ sellerΒ will not be fighting withΒ aΒ buyerΒ over the price but will instead haveΒ multiple buyersΒ fighting withΒ each otherΒ over the house.

Realtor.comΒ gives this advice:

β€œAim to price your property at or just slightly below the going rate. Today’s buyers are highly informed, so if they sense they’re getting a deal, they’re likely to bid up a property that’s slightly underpriced, especially in areas with low inventory.”

2. Use a Real Estate Professional

This, too, may seem counterintuitive as the seller may think that he or she will make more money by avoiding a real estate commission. With this being said, studies have shown that homes typically sell for more money when handled by real estate professionals.

AΒ studyΒ byΒ Collateral Analytics,Β reveals that FSBOs don’t actually save any money, and in some cases may be costing themselves more, by not listing with an agent. The data showed that:

β€œFSBOs tend to sell for lower prices than comparable home sales, and in many cases below the average differential represented by the prevailing commission rate.”

The results of the study showed that the differential in selling prices for FSBOs, when compared to MLS sales of similar properties, is about 5.5%. Sales in 2017 suggest the average sales price was near 6% lower for FSBO sales of similar properties.

Females Are Making It a Priority to Invest in Real Estate! πŸ‘©β€πŸ‘±β€β™€οΈπŸ‘©β€πŸ‘🏘🏒🀝

Everyone wants a place to call home; a place that gives them a sense of security. We are currently seeing major interest from females who want to achieve this dream, and the numbers are proving it!

In 2018, for the second year in a row, single female buyers accounted for 18% of all buyers. In 2017, 60% of millennial women listed as the primary borrowers on mortgages were single.

According to the 2018 Home Buyer and Seller Generational Trends Report by the National Association of Realtors, one in five homebuyers in the U.S. were single females (most of them part of the baby boomer generation) as you can see in the graph (Breakdown of Single Female Homebuyers).

This does not come as a surprise since 50.8% of the U.S. population is female and 15.6% of them are 65 years and over, according to the Census Bureau.

What are the reasons for this demographic’s booming interest in homeownership?

Bankrate published an article with what they believe to be some of the reasons:

♦ Divorce rate: Known as the β€œGray Divorce,” the divorce rate has doubled for those ages 50 and over and tripled for those ages 65 and over.
♦ Average life expectancy: For women it’s 81, four years longer than men.
♦ To build home equity: Women want to build equity through their home. As mentioned by Bankrate, β€œsome are hoping to escape rising rents, some might be downsizing or looking for a new start,” especially those going through a gray divorce.

Are they only downsizing and buying small homes?

Not really; The Institute of Luxury Home Marketing recently stated that:

β€œThe number of female billionaires grew faster globally in 2017 than the number of male billionaires. This redistribution of wealth has seen an impact on luxury real estate both in its purchase and design attributes – and obviously, this is important for realtors to recognize when relating to their clients.”

Consulate General of Romania in Los Angeles held a Reception for the

100th Anniversary of the Great Union.

A glorious night for Romanians to celebrate The National Day of Romania. The Consul General Cosmin Dumitrescu gave a speech on behalf of the Romanian Community in Los Angeles and received a Recognition award from The Board of Supervisors of County of Los Angeles. The spectacular voices of the Sopranos Daniela Podobea & Angela Stewart along with the pianist Daniel Manoiu were heard singing the National Anthem of United States of America and Romania. The night entertainment was ended by the young voice of talented Dominique Ilie.
